CHISPA Breaks Ground on Mills Ranch Apartments in King City 

KING CITY, Calif. — CHISPA is proud to announce the groundbreaking of Mills Ranch Apartments, a new affordable housing community that will provide 40 two-and- three-bedroom apartments for working families in King City, including 30 apartments reserved for farmworker families. 

The project represents years of planning, partnership, and perseverance to bring much-needed affordable housing to South Monterey County. Construction is now underway and is expected to continue over the next 18 months. 

In addition to providing affordable housing, Mills Ranch includes community improvements such as approximately two miles of bicycle trails and other infrastructure enhancements that will benefit both residents and the surrounding community while supporting greenhouse gas reduction efforts. 

“This project is the result of years of collaboration and commitment from our staff, partners, funders, and community leaders,” said Geoffrey Morgan, CEO of CHISPA. “Mills Ranch will provide stable, affordable homes for families while creating lasting benefits for the entire King City community.” 

CHISPA extends its gratitude to the many partners who helped make the project possible, including the City of King City, California Department of Housing and Community Development (HCD), US Bank and the National Equity Fund, Central California Alliance for Health (Alliance), and the Local Initiatives Support Corporation (LISC). 

We also thank Whitson Engineers, Paul Davis Partnership, CCRB Construction, and the Mills Ranch subdivision developer Mike Nino. 

The development will also provide educational opportunities through a partnership with Ranch Cielo, allowing construction students to gain hands-on experience in the building trades while helping build the next generation of affordable housing.
